Butterfield Stage Center is a proposed mix-use project including retail, office, medical and multi-family residential uses. The project sits on 26.18 acres and will eventually occupy three corners at the intersection of Auld and Butterfield Stage Roads. Butterfield Stage Center provides retailers an opportunity to service the growing population base east of Winchester Road 79. Thousands of residential units in the development pipeline will continue to increase the already significant existing population base of almost 32,000 people in the Neighborhood Shopping Center Trade Area. Six schools east of Winchester Road provide a substantial daytime traffic generator to the site’s region while reporting a total student enrollment of 5,619. This region is “under serviced” in retail uses with only one anchor shopping center nearby. Plans call for a three tiered development approach. Phase one will feature approximately 158,236 square feet of building space. A neighborhood shopping center concept is planned to include prospective tenants including a grocery store, financial services, restaurants and community service type shop/pad retailers. Phases two and three will feature office, medical and multi-family/ residential users.

Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent.
